What is a Phase I Environmental Site Assessment (ESA)?

A Phase I ESA is a non-intrusive investigation of current Site conditions/operations, and a historical review of environmental records relating to the Site and surrounding area.

The purpose of a Phase 1 ESA is to identify any areas of potential for environmental concern at or surrounding a specific property.

What does a Phase I ESA in the Calgary Region consist of?

1. Interview

Vista personnel sit down with a person knowledgeable of Site conditions (a Site Representative) and go through a checklist providing Vista useful information such as:

- Current/historical operations at the Site

- Size of the Site and Site Buildings

- Age of the Site Buildings

- Locations of any above ground and underground storage tanks

- Types and volumes of chemicals stored at the Site

2. Site Inspection

The Site Representative will escourt Vista personnel throughout the Site Building and exterior of the Site. Vista will take photographs and record the Site conditions observed.

3. Regulatory Search Review

Upon returning to the office, Vista begins to obtain information about the Site from a variety of regulatory agencies related to a Phase I ESA in the Calgary Region including:


- Current Land Title

- Alberta Water Wells Database

- Alberta Energy Regulator

- Environmental Site Assessment Repository

- Alberta Safety Codes Authority

- National Pollutant Release Inventory

- Federal Contaminated Sites Inventory

- Historical Aerial Photographs

4. Phase I ESA Report

After receiving and reviewing all relevant information from the required agnecies, and compiling the information obtained durign the site inspection, Vista will prepare a Phase 1 ESA report summarizing the findings.

A clear and concise recommendation will be provided stating whether or not potential for environmental concern was identified.

If potential for environmental concern was not identified, no further remedial work is required.

If potential for environmental concern was identified, a Phase II ESA is recommended to investigate whether or not contamination is present at the Site.

How long does it take to get a Phase I ESA completed in the Calgary Region?

Typically, in and around Calgary, we can get to your site within 2-3 business days of a signed proposal.

Once the site inspection is completed, it takes about 10-12 business days for us to prepare your report, peer-review it, and finalize it for delivery.

We understand that sometimes that two weeks is not an option for certain projects. We offer an expedite service of a 5 business day turnaround time for customers who require it.
